 THE PROJECT

Cerda have been delivering permissions nationally for Marston’s as part of their new build pub programme for almost a decade. More recently our work has seen us delivering consents for lodge style hotels as Marston’s expand their presence in this sector of the market.

A particularly prized asset in the Marston’s estate, the Spread Eagle near Gailey, occupies a prominent position on the A5 in Staffordshire. The challenge was to realise greater value from this Green Belt site through the provision of a large hotel within the existing car park.

OUTCOME

Through close and collaborative working with the Local Authority’s Economic Development Team and drawing on his extensive experience of developing in the Green Belt, Paul built a detailed, robust and compelling ‘Very Special Circumstances’ case, overcoming the Council’s Green Belt concerns to deliver a hugely valuable 38 bedroom hotel at the first time of asking and with unanimous planning committee support.

The hotel, now built, is trading strongly and Cerda continue to work with Marston’s to realise greater value from their existing estate through the delivery of more hotels across the country as they develop further in this growing market.
