Work Instructed: Pre-application enquiries, EIA screening, public consultation and website, parish council engagement; advice on implications of conditions attached to the outline consent; 4 separate Reserved Matters applications in relation to 2 phases of residential development proposed, 1 Reserved Matters application for the infrastructure phase and 1 Reserved Matters application for a Park and Ride facility. Assessment of all the proposals against the Site Wide Design Code. Also instructed on S106 work and discharge of all conditions against all phases.
- Our client obtained the site with the benefit of outline consent for up to 900 dwellings, a primary school, a local centre and Park and Ride facility for 500 spaces together with associated infrastructure, landscaping and open space granted at appeal. The Council had recommended refusal as the development was contrary to the development plan. The Inspector dealing with the appeal agreed with the Council and recommended that the appeal be dismissed. A subsequent call-in by the SOS overturned this recommendation and the appeal was allowed.
- Cerda was appointed by the developers to review the conditions attached to the outline consent and to secure and submit the various reserved matters approvals.
- Consent has so far been secured for the infrastructure (main loop road, drainage and advanced planting) and 450 dwellings within phase 1.
- Phase 2 for a further 450 dwellings is expected to receive consent before the end of the year.
- The Park and ride will deliver 500 spaces, some with EV charging points and a bus terminal – this decision too is imminent.
